What The Law Requires

  • ✓Article 17 of the Regulatory Reform (Fire Safety) Order 2005 puts a duty on the building owner or responsible person to keep all fire safety equipment, including fire doors, in efficient working order.
  • ✓Article 18 requires the responsible person to appoint one or more competent persons to help ensure fire safety measures stay up to date and compliant.
  • ✓A competent person is someone with sufficient training and qualifications in fire door installation and inspection. Liverpool Joinery Services Ltd holds all relevant, up-to-date qualifications and installs fire doors on a daily basis.
  • ✓The Fire Safety (England) Regulations 2022 require communal fire doors in residential buildings over 11 metres to be checked every three months, and flat entrance doors to be checked annually on a best-endeavours basis.
  • ✓BS 8214:2026 is the current standard governing fire door installation and inspection. BSI’s March 2026 revision now covers timber, steel, aluminium, and composite fire door assemblies as one certified system, not just timber — and it’s central to what we check on every visit: the gaps around a door frame must be correctly fire-stopped, since smoke spreads fastest through exactly these gaps in a real fire.

What We Do

Intrusive Fire Door Inspections

If you’re concerned about a recent fire door installation in Liverpool, we can carry out an intrusive inspection — removing an architrave to check that the gap between the door frame and the wall has been correctly fire-stopped.

Non-Intrusive Fire Door Surveys

Where that isn’t required, we check each door and its components — hinges, seals, gaps, and hardware — and check that each part is CE or UKCA marked and covered by the door’s own fire certificate. A CE or UKCA mark on its own doesn’t prove a part will work on that door. Only the door’s certification does.

Fire Door Inspection Reports & Certificates

Every finding is recorded in an easy-to-follow, dated PDF report with clear remedial action. This report is what most clients ask for as a “fire door inspection certificate”, so you know exactly what — if anything — needs fixing to become compliant. With our years of experience, we can guide you in the right direction. We can carry out the repairs ourselves, and keep your doors compliant afterwards with our fire door maintenance service.

  • ✓Frame, architraves and fire-stopping around the frame
  • ✓Damage, holes or alterations to the door leaf

Fire Door Surveys for Landlords & Building Owners

A fire door survey looks at every fire door in a building in one visit, rather than one door at a time. We record the condition of each door, photograph any faults and give you a clear report showing which doors pass, which can be repaired and which need replacing. It’s the simplest way for landlords, managing agents and responsible persons to show they’re meeting their fire door duties.

We survey blocks of flats, HMOs, offices and commercial buildings across Liverpool and Merseyside. If remedial work is needed, our own joiners can carry out the fire door repairs or fit replacement fire doors, so you only deal with one company from survey to certification and sign-off.

Flat Entrance, Communal & HMO Fire Door Assessments

We carry out fire door assessments on flat entrance doors, communal doors in blocks and stairwells, and HMO room doors, whether we fitted them or not. You get an independent view of which doors pass, which can be repaired and which need replacing, so you can plan the work and budget with confidence.

Professional Standards

  • ✓BS 8214:2026 compliant inspections
  • ✓Intrusive and non-intrusive inspections available
  • ✓Documented PDF reports with remedial guidance on every job
  • ✓Experienced across Liverpool’s commercial and HMO sector

If your inspection flags an electrical meter cupboard door, we can replace it with one of our made-to-measure FD30 meter cupboard doors.

Fire Door Inspection Questions

How much does a fire door inspection cost?

Inspections are priced per door, with discounts for larger buildings. Tell us how many doors you have and we will give you a fixed price before any work starts.

How often do fire doors need to be inspected?

In blocks of flats over 11 metres, the Fire Safety (England) Regulations 2022 require communal fire doors to be checked every three months and flat entrance doors at least once a year. For HMOs we usually recommend every three to six months, and six-monthly checks suit most offices and commercial premises.

Who can carry out a fire door inspection?

The Fire Safety Order requires a competent person: someone with the right training and experience. We are UK Fire Door trained and FireQual certified in fire door inspection, with over 20 years’ experience.

What do you check during a fire door inspection?

We check the gaps around the door (typically 2–4mm, ideally around 3mm), intumescent strips and smoke seals, hinges, the self-closer and latch, glazing, signage, the certification label, and any damage or alterations that could affect fire performance.

What report do I get after an inspection?

You get a written, dated report for every door, with a clear pass or fail, photos of any faults and the action needed. It is ready to hand to your fire risk assessor, insurer or local authority.

What happens if a fire door fails inspection?

We explain exactly what failed and why, then give you a no-obligation quote to fix it, from a seal or closer to a full replacement. Because the same team inspects and installs, remedial work can usually be booked quickly.

Can you inspect fire doors that another company installed?

Yes. We regularly carry out independent fire door inspections and surveys on doors we did not supply or fit.

Need a fire door inspection?

Free survey and a fixed, itemised price. No obligation.
