Why It Matters

Fire door maintenance in Liverpool isn’t a one-off box to tick at installation. Under the Regulatory Reform (Fire Safety) Order 2005, landlords, managing agents and building owners have an ongoing legal duty to keep fire doors in good working order, and BS 8214:2026 sets out how that maintenance should be done.

A door that passed inspection last year can fail today if a hinge is loose, a seal is damaged, or a closer has been disconnected. Regular maintenance catches these issues before they become a compliance failure — or a genuine fire risk.

Our Fire Door Maintenance & Repair Work

How Often Should Fire Doors Be Checked?

It depends on the building and how hard the doors are used. As a guide:

  • ✓Blocks of flats over 11 metres: the Fire Safety (England) Regulations 2022 require communal fire doors to be checked every three months, and flat entrance doors at least once a year.
  • ✓HMOs and shared houses: managers must keep fire safety measures in good repair. Busy HMO doors are often slammed, wedged or damaged, so we usually recommend checks every three to six months.
  • ✓Offices, shops and commercial premises: the responsible person must maintain fire doors under the Fire Safety Order. Six-monthly checks suit most sites, with more frequent checks on heavily used doors.

Not sure what applies to your building? Book a fire door inspection first and we’ll recommend a maintenance schedule that fits.

Fire Door Maintenance in Liverpool: What We Check and Fix

  • ✓Gaps: gaps around the door leaf are measured. They should typically be around 3mm, and larger gaps let smoke and fire through.
  • ✓Self-closers: adjusted so the door closes fully onto the latch from any open position, without slamming.
  • ✓Intumescent strips and smoke seals: checked for damage, paint build-up or missing sections, and replaced where needed.
  • ✓Hinges: checked for loose or missing screws and worn knuckles. Fire doors need at least three fire-rated hinges.
  • ✓Locks, latches and handles: checked that they latch properly and that the ironmongery is fire-rated.
  • ✓Glazing and vision panels: fire-rated glass and glazing beads checked for cracks and gaps.
  • ✓Signage and certification labels: “Fire Door Keep Shut” signs and certification plugs or labels in place.

Small faults are usually repaired on the same visit using BWF-certified components. If a door can’t be brought back to standard, we’ll explain why and quote for a replacement fire door, made to measure where needed.

  • ✓Re-hanging dropped or sticking doors and correcting gaps, within the manufacturer’s limits

Paperwork for Landlords and Managing Agents

After every visit you get a dated record for each door: what was checked, what was repaired, photos where relevant, and any follow-up needed. Fire Door Maintenance Questions

How much do fire door repairs cost?

Repairs are quoted after inspection, itemised part by part, so you can see exactly what each repair costs before any work starts.

Which fire door faults can be repaired instead of replaced?

Damaged or missing intumescent strips and smoke seals, faulty closers, worn hinges, locks and handles, dropped or sticking doors with gaps within the manufacturer’s limits, cracked fire-rated glazing and missing signage can usually be repaired. If a door is beyond repair, we quote for a certified replacement.

Will a repair affect my fire door’s certification?

Not when it is done properly. We only use compatible, certified components and keep within the manufacturer’s limits, and every repair is recorded with photos for your fire safety records.

What are the signs a fire door needs repair?

The door does not close fully onto its latch, gaps are over 4mm, seals are painted over or missing, the closer slams or does not work, the door is wedged open, or the Fire Door Keep Shut sign is missing.

How often should fire doors be maintained?

Match maintenance to how often the doors are checked and how hard they are used. Communal doors in flats over 11 metres are checked every three months, and busy HMO doors often need attention every three to six months.

Do you offer maintenance plans for landlords and managing agents?

Yes. We can set up scheduled visits that combine checks, repairs and paperwork, so you have an up-to-date record for every door across one property or a whole portfolio.

Can you repair fire doors fitted by another company?

Yes. We repair fire doors whoever fitted them, using compatible certified parts, and record the work with photos and sign-off.
